What should I do if I can’t pay my rent?

If you have problems making your rent payments please call us and keep us informed.

You will be able to speak with an income officer, who will give you advice and try to help find a way to solve the problem.

 You may be entitled to housing benefit   to help with your rent. Contact Lambeth Benefit Services on 0345 302 2312 for further details.

 

What should I do if I think there is a mistake on my rent account?

Contact us on 020 7926 8800. We will be able to examine your rent account and sort out any problems.

If a payment you made is not showing on your account, you will need to bring your receipt or bank statement (if you are paying by direct debit or standing order), so the payment can be traced and to ensure that the correct amount is put into your rent account.

 

 What should I do if I am waiting for housing benefit or Universal Credit to be paid?

 You should contact us. Housing benefit claims should be sorted out within four weeks of the Lambeth Benefit Service receiving your claim form. You can also contact the Lambeth Benefit Service on 0345 302 2312 to find out the progress of your claim

 Housing benefit does not pay for water rates or heating and hot water charges, even if they are included in your rent. You will still have to pay that proportion of the rent (plus, where appropriate, charges for garages, car spaces and home insurance) yourself.

 

 What happens if I am a joint tenant and one of us leaves the property?

 Joint tenants are individually responsible for the whole tenancy until the tenancy becomes a sole tenancy.

 

What does my rent cover?

Your rent is made up of net rent and service charges. The net rent covers the general cost of maintaining and managing your home and neighborhood. The service charges are for services specially provided to your home or local area, for example ground maintenance, estate cleaning or communal facilities such us a concierge and estate lighting.

 

When will my rent change?

We have the right to change your rent and other service charges at any time, but we usually only do this once a year.

 

How will I be told about any change in my rent?

We will give you at least four weeks’ written notice if we propose to change your rent or service charges. We will send you a Rent Notification letter, which shows the new rent and other charges you will have to pay and the date when your rent will change.

EXAMPLE:

If your weekly rent is: £ 104

£104 x 53 = £ 5512

£5512 ÷12= £ 459.33

Your monthly rent is: £459.33
