Gas safety

As your landlord we are required by law to service all gas appliances, fittings and flues in your home that we own, to make sure they are safe.

We must arrange Gas safety checks every 12 months on each gas appliance and flue by a Gas safe registered engineer.

After each safety check you will be given a copy of the annual gas check certificate (also known as a CP12), which you must keep in a safe place.

It is very important that these safety checks are carried out. The gas servicing contractor will inform you when your inspection is due and will make an appointment with you.

We will take injunction against tenants who do not let us carry out the annual gas servicing under Gas Safety Regulations. It is also a breach of your tenancy agreement and puts you and your family at risk.

If you think that a gas appliance in your home is unsafe, tell your housing office immediately. Contact the out-of-hours emergency service on 07484920074 & 07484920075 if it happens outside the normal official hours. Please note that the office closes at 7 pm on Thursdays.

You will also need to get any gas appliances that you have installed checked, for example a gas heater or cooker. As one of our tenants you have access to the Gas servicing contract we have with our contractors - you will need to contact the contractor for your area to arrange this and pay them directly for the service.

If you smell gas

  • Open doors and windows

  • Check if the gas has been left on, it is not lit, or if a pilot light has gone out

  • Turn of the gas at the meter

  • Don’t operate anything electrical including lights, sockets or phones

  • Don’t smoke or use naked flames

  • Call national grid on 0800 111 999 from outside your home, as using a phone inside could cause an explosion

 

To stay gas safe

  • Never attempt to do any work involving gas or gas appliances yourself

  • Make sure you know where your gas meter is and how to turn off the supply

  • Don’t block flues, chimneys or vents and never cover a gas appliance

  • Don’t use a gas appliance if you think it’s not working properly

 

If we smell gas or are concerned for your safety, we reserve the right to force entry into your home to take emergency action in order to protect the health and safety of you and your neighbours.
